On August 4, 2026, a sprinkler line failed in a 4th-floor unit at a residential condo building in Calgary's Erlton neighbourhood. Water spread through the ceiling of the source unit and quickly migrated downward through the building's structural assemblies, affecting three additional units on the floors below, as well as the parkade and common stairwell. Five levels of the building were affected in total. By the time Red Dot Restoration arrived, the source unit had standing water and saturated flooring, and the tenant kept pet birds in the affected area. The waste contamination meant the unit couldn't be properly disinfected until the animals were safely relocated. Two floors down, another unit's tenant was hesitant to allow immediate access, delaying the start of mitigation in that unit.









Red Dot Restoration mobilized the same day, beginning moisture mapping, thermal imaging, and drying equipment setup as part of the emergency response. The team worked floor by floor, extracting water and assessing damage while securing signed property access agreements with occupants to enable systematic mitigation across all four affected units. As mitigation progressed, the discovery of mould in one unit and pet contamination in another prompted Red Dot to expand the scope beyond standard water mitigation, treating affected materials with antimicrobial and removing contaminated carpet, carpet pad, and baseboards. Over the following weeks, crews carried out selective demolition across all four units and the common areas, removing saturated drywall, insulation, and flooring as they uncovered hidden damage. Red Dot completed thermal imaging and documentation throughout the project to support the insurance claims process, and closed out the mitigation and demolition phase with pipe insulation and firestopping repairs at the original point of failure.
