Cliff Bungalow/Mission, Calgary, AB · September 2025

On the evening of September 3, 2025, a boiler pipe burst in the entrance ceiling of a 4th-floor unit at a residential condominium tower in Calgary's Cliff Bungalow/Mission neighbourhood. Hot water spread rapidly across most of the 4th floor at floor level, affecting multiple units before migrating vertically through the building's structural assemblies and elevator shafts. By the time Red Dot Restoration arrived, water had cascaded to the 3rd and 2nd floors, saturating hallway carpets, suite entrances, hardwood floors, and ceilings. The lobby experienced significant ceiling and wall damage, and the building's fitness centre was also impacted. With elevators temporarily out of service and electrical breakers tripping in common hallways, residents were displaced and the building management team was managing a rapidly evolving emergency late into the night.

Red Dot Restoration responded the same evening, with Project Manager Jordan, and the team on site well before 10 PM, actively assessing, documenting, and deploying equipment through to past 11 PM. The team immediately identified and confirmed the water source had been shut off, then began systematic floor-by-floor triage starting from the 4th floor and working down. Water was extracted from the lobby, stairwells, and multiple units. Moisture readings and detailed photographic documentation were completed for every accessible unit, including thermal imaging of hallway ceilings and walls on the 2nd and 3rd floors to identify hidden moisture that wasn't visible to the naked eye. Drying equipment was installed in all accessible units and common areas the same night, with next steps clearly outlined for units that remained locked pending owner access. Throughout the response, Red Dot coordinated directly with the property management company and building concierge to manage resident access, sequence unit entry, and keep all parties informed. Electrical concerns in the common hallways were flagged immediately and escalated to ensure safe power capacity for drying equipment before full deployment.
